    Good value for money. The meals were very good and the staff friendly.

    The bedrooms were a little 'tired' and out of date. The toilet seats didn't fit properly. A spruce up would make the world of difference. Overall, the staff were very friendly, but lacked 'guidance' in their procedures.

    The location of the hotel was good, for sea front and shops, the staff were helpful and friendly. On the first night we had a very good meal in the resturant served by friendly staff.

    Not the best of rooms for location, as we looked out on to the back of the fire escape stairs, the room was clean and tidy, with tea/coffee facilities available, but the bed was lumpy and not very comfortable. There was only one bath and hand towel when we got to the room, even though the room was booked to two people, had to ask for extra at reception, which we received promptly. The overall interior appearance of the hotel seemed quite dull and dark. Ok to stay for a couple of nights, would not have wanted to stay longer.

    The hotel has the potential to be much better.The gardens and exterior are well kept.The foyer and Reception areas are furnished traditionally and there is a comfortable lounge to sit and talk/read in.The bar and restaurant were comfortable and the service was good.The meal was of a good standard and I enjoyed the live piano music.

    Whilst I appreciate that the hotel has been taken over by new owners and is in the process of being refurbished,we were extremely disappointed with the room that we were allocated.We particularly requested a twin room,as we have previously stayed in a double room and found it very small.The wallpaper was peeling off the wall.The carpet was old and looked dirty,although it had been vacuumed.The base of the divan bed was dirty.One of the mattresses had springs protruding.The curtain linings were ragged and dirty.The toilet had a limescale ring around the water line.We did complain and were shown two alternative rooms.One had been refurbished and was vastly improved but small.The other was similar to the one we were in,but slightly better,but situated over a function room,where there was a weddding celebration.We stayed in the allocated room,but it felt nothing like it should be.I have never stayed in a room in such a poor state of decoration.It would not cost the owner much to redecorate and replace worn mattresses and curtains,even if it is not possible to do a full refurbish.It could probably be brought up to an almost acceptable standard for the price we paid for the room.

    I was lucky enough to get the bawdsey suite , a large bedroom with lounge, walk in wardrobe and bathroom/shower. The oak panel surroundings of the hotel give a very elegant feel and the bar lounge area is very relaxing.

    The staff were not the most attentive and quite often you had to search them out to get bar service, reception service or even meal service. Not unfriendly just never there!

    The hotel staff were friendly, we had a family meal in the Buttery in the evening that was good. We were disappointed with the breakfast, the bacon was fatty and rashes stuck together in the container no fried eggs there was tiny bit of runny srambled egg left the beans container was empty, I asked for more but was told they had'nt got any more. It was ten past nine the staff were closing the doors, we heard residents approaching the doors saying they had been told breakfast was untill half past nine which of course it was. We felt they wanted to close and thats the reason the containers were empty.

    The building has great character, the staff were very helpful and friendly. Breakfasts were excellent, as was the dinner we had there and the service was very efficient with old-fashioned dignity.

    Decor in the rooms is getting a little tired and needs a bit of investment. On a busy corner but traffic noise not really a problem.
